General Roofing FAQs

Should I replace my roof before I list my home?

According to Better Homes and Gardens, a whopping 40 percent of a home’s curb appeal is due to the condition and aesthetic of the roof. When selling your home, if your roof is in bad shape or in need of major repairs or a replacement, you may have a lot of trouble getting people to bid on it.

Many buyers these days are on a budget, and don’t want to spend money on major repairs after they just bought a house. Replacing your roof before you sell can help you get ahead of trouble while still recouping most, if not all, of the new roof costs when you sell.

What are my options if I decide to reroof?

While there is no official “roofing season” and roofers work all year round, summer and fall are usually busier months for most roofing companies. Factors like snow, rain, ice, and sleet can impact how quickly our team can safely and effectively get your roof finished, which is why dryer, warmer months are when most people opt to get their roofs replaced.

However, replacing your roof in the winter or spring could result in a quicker installation due to increased availability and less demand.

When a section of my roof is damaged, do I need to replace the entire roof?

Your roof includes sealant for leak protection, starter strip shingles, and ventilation. It’s always better to replace the entire system during a roof replacement. By replacing the whole roofing system at once, you avoid certain elements of the roof wearing down prematurely and maintain the integrity of the entire system. When we conduct your roofing inspection, we can determine a plan for the roof replacement depending on the condition of your current roof.

How long does a new roof last?

The lifespan of a roof varies based on the material type, the quality of the installation, and how well it’s maintained. A well-constructed roof can last anywhere from 15-30 years. If the installation is not handled properly and proper maintenance is ignored, the roof may last you less than 10 years. If you think you might need a roof replacement soon, schedule an appointment with us and we can inspect your roof to determine the best course of action.

Roofing Repairs/Restoration FAQs

How can a homeowner recognize when a roof has problems?

All too often, roof problems are discovered after interior evidence of leaking is discovered or serious damage occurs. At Allied Home Remodeling we recommend twice-a-year inspections because they often uncover cracked, warped or missing shingles, loose seams, deteriorated flashings, excessive surface granules accumulating in the gutters or downspouts, and other visible signs of roof integrity problems. Indoors, we look for cracked paint, discolored plasterboard, and peeling wallpaper as signs of damaged roofing.

What are my options if I decide to reroof?

You have two basic options. You can choose a complete replacement of the roof, involving a tear-off of your existing roof, or a re-cover of your existing roof surface, involving only the installation of a new roof over the top of your old one. Ultimately, though, it’s better to remove your existing roof down to sheathing so that an inspection can be done to prevent further damage later.

My roof leaks. Do I need to have it replaced completely?

Not necessarily. Leaks can result from flashing that has come loose or a section of the roof being damaged. A complete roof failure, however, generally is irreversible and a result of improper installation or choice of materials or the roof installation is inappropriate for the home. We offer many different roofing services to meet your requirements!

How long can I expect my roof system to last?

Most new roof systems are designed to provide useful service for about 30 years. Some roof types, such as metal, can last longer.

How long does it take to repair a roof?

Each roof is different, and each project is a different size. But, generally speaking, roof repairs usually take just a few hours, though the exact timeframe will depend on the extent of your damage.

What are the different types of roof repair?

There are a few different types of roof repair. The type of repair that is needed will depend on the extent of the damage:
- Shingle repair: If only a few shingles are damaged, they can be repaired or replaced.
- Flashing repair: If the flashing is loose or damaged, it can be repaired or replaced.
- Roof replacement: If the roof is severely damaged, it may need to be replaced.

How can I prevent roof damage?

There are a few things you can do to prevent roof damage:
- Have your roof inspected regularly
- Clean your gutters and downspouts regularly
- Trim trees and shrubs, keeping them away from your home
- Install a gutter guard
- Use ice and snow guards in the winter

Roofing Maintenance FAQs

What are some of the ways I can maintain the integrity of my roof?

Routinely have someone wash down your roof and look for unexpected changes or damage. This involves cleaning the roof of dirt, debris, and algae
- Patch loose stones or bricks in chimneys and immediately correct chimneys that lean
- Cleaning gutters regularly
- Trim trees to prevent damage from branches or falling debris

What are the benefits of roof maintenance?

There are many benefits to maintaining your roof. Regular roof maintenance can help to:
- Prevent leaks and water damage
- Extend the lifespan of your roof
- Increase the value of your home
- Protect you from the elements

Roofing Inspection FAQs

What is the difference between an exterior and interior inspection?

While our interior roof inspection includes checking the attic for proper insulation, ventilation, and moisture and mold, the exterior inspection includes climbing up on the roof and checking for leaks and proper flashing, as well as the condition of your shingles and chimney.

After the inspection is done, we will give you a detailed guide of what needs to be repaired and help you execute a plan so that everything can be fixed properly.

What do you look for during an inspection?

What we look for during an inspection will vary depending on the roofing materials your roof has.

If you have a shingle roof, here are some common issues that we look for during our inspection:

- Signs of water damage. Water damage can be caused by a number of issues, including water not draining properly due to clogged gutters, improperly installed or damaged flashing, and storms that blow shingles off leaving room for water to seep in.
- Mold. Mold growing around the chimney or on attic insulation are signs of excessive water damage. During our interior inspection, we pay special attention to these areas.
- Shingle deterioration. This can be missing or loose shingles as well as rotting or algae growth on the shingles.
- Clogged gutters. If your gutters contain an excessive amount of loose shingle granules, this is a sign that your shingles are being worn away. Granules give your shingles added weight and protect them from ultraviolet rays.

When inspecting your metal roof, identifying any leaks and their causes is also a priority. Here are a few areas that we will pay special attention to during an inspection for metal roofs:

- Loose seams. Metal roofs expand and contract, depending on the weather. This can cause screws to loosen and seams to separate. If this problem isn’t taken care of right away, the roof’s underlying structure might be damaged by condensation and the buildup of water.
- Damaged flashing. Flashing that has begun to pull apart and has created a gap can allow water to seep underneath your metal roof. It can also lead to corrosion on the underside of the panels.
- Rust. Rust eats away at your metal roof quickly, creating large holes that will allow water to leak into your home or worse, cause roof panels to literally fall apart.
